Selling on your own?

Trying to sell your home on your own can be a heavy task for even the strong and rambunctious among us. There is a lot to consider before you decide that you would want to take on this task alone, and without the help of professional from Real Estate Home Sales, Realtors®. If you became serious ill, would you treat yourself?  Or would you seek the advise of a Medical professional?  If you had great legal problems, would you defend yourself?  Or would you seek the advise of a licensed Attorney?  When selling your home call a professional at Real Estate Home Sales, Realtors®. The fact is, if you are like most people, this is one of the biggest investment made in a life time. Why would you leave this to chance?

 

Consider the questions below before Selling:
 

  • Seller's disclosure of certain facts about your home. Do you know the law?
  • Equal and Fair housing laws Federal and State. Do you know the laws?
  • Federal Lead Base Paint disclosure, Do you know the law?
  • Is it in your best interest to let the buyer have a home inspection?
  • Should you offer the buyer a one year home warranty protection plan?
  • Is it in your best interest, to encourage the buyer to seek an attorney to look over all paper work?  Not just your attorney either, but their own.
  • How much earnest money to ask a buyer for a deposit? Do you have an escrow?
  • Do you have to provide clear and equitable title to the buyer?
  • Do you know the many different financial options available to a buyer? Sometimes a deal goes bad, only because there is not a professional involved that knows the ropes and the options to hold a sale to closing. Do you know all the options?
  • Can you be available to answer all inquiry calls made on your home seven days a week?  There is a lot of competition on the market and plenty of homes that will be accessible to buyer's at any time.
  • Do you know the turn-ons and the turn-offs of every buyer?  Realtor's® do, they work with buyer's on a daily bases. Will you point out something about your home or neighborhood that turns a buyer off?
  • Just who are you letting in your house when strangers call?  Are they there to do harm or case your home for a later time?  Not to scare you, but this happens.

Please keep in mind, the Federal and State laws when selling your home. If you do not provide the buyer with the proper disclosures or rights, the buyer can back out of a sale at any time up to the closing.

Do NOT think you are safe after the sale and closing. You just might hear from the Buyer's Attorney. The only thing to consider at this point.  Did your retain the services of a professional from Real Estate Home Sales?  How much does your attorney charge per hour?
